Total qualified home sales, including single family homes, townhouses, 2-4 units, and condominiums in Chatham
County increased 6.8% in 2025 to an estimated total of 5,896 sales (estimated from data through 11/01/25) as
compared to 5,521 in 2024. The median sale price of a qualified home transaction in Chatham County was $358,000,
an increase of 4.5% as compared to the 2024 median of $342,600. Market share of sales at greater than $300,000
increased to 68% in 2025 from 63% in 2024. Sales greater than $1 million were 400 units, 14% higher than in 2024.

Savannah continues to be in a favorable position with respect to home prices among comparable major metropolitan
cities and port cities. Savannah's Zillow-measured $381,650 median list price for a single family home is well below
that of the comparable national median list price of $405,967 and Savannah has a relatively affordable housing
market compared to southeastern and port cities.
